The home maintenance calendar: what to do every month

A house runs on a rhythm. Keep this simple cadence and the expensive surprises mostly stop happening.

Every month

Test the smoke and CO alarms. Check the HVAC filter (change it every one to three months). Run water and the disposal in rarely-used sinks so the traps don't dry out and let sewer gas in. Wipe the range-hood filter.

Every season

Spring & fall: clean the gutters, check the roof from the ground, service the AC in spring and the furnace in fall, and reverse the ceiling fans. Summer: check exterior caulk and door/window seals. Winter: protect outdoor faucets and know how to shut the water if a pipe freezes.

Once a year

Flush the water heater to clear sediment. Clean the dryer vent (a real fire risk). Inspect the roof and attic for leaks, re-caulk windows and tubs as needed, and test the GFCI outlets and the sump pump if you have one.
